What a Certificate of Compliance is
A Certificate of Compliance is a legal document that shows a piece of land meets state and local laws. It proves that a parcel was created correctly and can be built on or sold.
A Certificate of Compliance is issued by the planning department in the city, town, or county where your property is located.
This certificate means the planning department recognizes the parcels as legal if they were to be sold or split.
However, it does not approve a land division. Land divisions must go through a formal approval process with the local planning department.
The Marin County Assessor does not change parcel boundaries for assessment purposes based on a Certificate of Compliance.
